MCRE Hotel to Multifamily Conversion

Project Overview

An adaptive reuse project converting a hotel property into multifamily residential — a scope that demanded reconfigured utility infrastructure, new site grading, and coordination with a tight urban lot. Cadoava delivered the sitework package on an aggressive timeline set by the ownership's financing structure.

The Challenge

Urban site constraints in Aurora limited staging area and required careful traffic control throughout construction. Converting hotel utility infrastructure to multifamily standards required detailed coordination with the civil engineer of record and Aurora city utilities for re-permitting, tap fees, and service sizing.

Scope of Work

  • Demo and removal of existing hotel-era site improvements
  • Underground utility reconfiguration for multifamily occupancy loads
  • Water, sewer, and storm drainage re-routing to new connection points
  • Parking lot regrading and base reconstruction
  • Retaining wall construction and cut/fill earthwork
  • Final utility connections and city tie-ins
